Hudayriyat Island has been known for cycling, beach days, camping, and outdoor sports for years. The residential side, however, is much more recent. Large villa communities, hillside homes, townhouses, apartments, and a golf district are now taking shape around facilities that people in Abu Dhabi already use.
That changes the usual off-plan equation. Buyers are not looking at an empty stretch of land with a few computer images. Marsana Beach is operating. Surf Abu Dhabi is open, cyclists already use the island’s tracks, and families visit Circuit X or stay at Bab Al Nojoum. The homes, schools, clinics, and neighborhood retail are the parts still catching up.
The location is a strong one. Hudayriyat faces Al Bateen and connects to Abu Dhabi Island by bridge, so future residents will be close to the city without living between tower blocks. Reaching Corniche Road, Al Mushrif, or the western side of central Abu Dhabi should be straightforward compared with communities farther out near the airport.
Housing is aimed mainly at the premium market. Al Naseem has large four-to six-bedroom villas. Nawayef includes hillside mansions, villas, townhouses, and twin villas. Bashayer adds waterfront apartments, penthouses, and villas. Hudayriyat Golf Estates brings golf-facing homes, while Wadeem gives buyers residential plots rather than a finished house.

The city is close, but the exact home location will count. Hudayriyat is large, and future communities spread well beyond the existing leisure zone. A villa deep inside Nawayef may have a very different journey from a home near the main bridge.
During a property visit, buyers should drive from the plot to their workplace rather than stop at the sales center. That small test often gives a more useful answer than the stated distance on a brochure.

Abu Dhabi Mobility operates bus service 73 between Al Reem Island and Hudayriyat Island. The service includes dedicated space for bicycles, which is useful for riders who do not want to drive to the track.
Taxis and ride-hailing cars can reach the leisure district. Waiting times may be longer after large events or late in the evening, especially while the residential population remains low.
Future residents should ask where secondary roads will connect. One bridge may work well now, but completed communities will add school traffic, deliveries, staff vehicles, and thousands of regular trips.

Hudayriyat is no longer only a sports and leisure address. Modon has released several residential communities, and each one targets a slightly different buyer.
- Al Naseem Community: A gated development of four- to six-bedroom standalone villas. The plots are large, and buyers can choose between modern contemporary and South Californian exterior styles.
- Nawayef East: Villas and mansions built around elevated land. Some plots benefit from higher positions and wider views than the flat island communities usually found in Abu Dhabi.
- Nawayef Village: Three- and four-bedroom townhouses plus five-bedroom twin villas. The design draws on Tuscan-style architecture, which gives it a different look from the sharper modern homes elsewhere on the island.
- Nawayef Park Views: Homes positioned near the future park area and community facilities.
- Bashayer Villas: Four- and five-bedroom homes in a gated waterfront neighborhood.
- Bashayer Residences: One- to three-bedroom apartments and larger penthouses. This is one of the few Hudayriyat choices for buyers who do not want a villa.
- Wadeem: Residential land plots for owners who prefer to appoint their own architect and build within the development rules.
- Hudayriyat Golf Estates: Townhouses, villas, larger golf homes, and mansions arranged around a future golf course.
The Hudayriyat property is mostly off-plan, which changes what buyers need to inspect. There may be no finished kitchen, garden, or street to walk through yet. The useful documents are the plot plan, floor plan, material schedule, payment terms, community rules, and handover clauses.
A hillside description also needs checking properly. Buyers should confirm the finished road level and the exact height of neighboring homes. A view shown from an empty plot may narrow after the row in front is complete.
H2: Future Plans For Hudayriyat Island Area
Hudayriyat’s master plan covers more than 51 million square meters, making it one of Abu Dhabi’s largest long-term development projects.
Residential construction forms only one part of it. The island plan also includes schools, clinics, shops, mosques, parks, hospitality venues, cycling infrastructure, beaches, and sports facilities.
The Velodrome Abu Dhabi is one of the most recognizable future buildings. Plans include a UCI Category 1 indoor track and a rooftop cycling route connected by a 600-meter ramp.
The island’s future urban park will cover more than 2.25 million square meters. Proposed areas include an eco-farm, an elevated cycle route, playgrounds, food outlets, an events space, and a mangrove walk.
Hudayriyat Golf Estates will add a golf course and low-density residential streets, though its later handover schedule means buyers should expect a long wait.
Bashayer apartments and villas are scheduled for later delivery than some of the early Nawayef and Al Naseem phases. That staggered construction may keep trucks and contractors on parts of the island for years.
Nawayef Village sold all 378 homes on its launch day, which shows strong early demand. It does not tell buyers what future rental yields will be. There is no mature rental history for these communities yet, so any yield estimate should be treated as a projection.
Construction will bring better roads, schools, shops, and services. It may also bring noise and temporary diversions. Buyers should find out which phase comes next to their home rather than looking only at the final master plan.
