Zayed City, Abu Dhabi

Zayed City Area Summary
Zayed City is a planned mainland district between Mohamed Bin Zayed City and Zayed International Airport. The location places residents outside the crowded center of Abu Dhabi while keeping the airport, Khalifa City, Masdar City, and Yas Island within driving distance.
Some people confuse Zayed City with Madinat Zayed in the Al Dhafra Region. They are separate places. This guide covers the newer Abu Dhabi mainland district near Khalifa City and the airport.
Development is taking place in stages. Government buildings, universities, schools, road networks, and residential plots already occupy parts of the district, while new housing communities continue to appear. Bloom Living has become its best-known residential address. The 2.2 million-square-meter project will contain more than 4,500 apartments, townhouses, and villas, with layouts ranging from studios to six-bedroom homes.
That phased growth affects daily life. Some completed clusters feel established, but nearby plots may still hold construction equipment or temporary access roads. Residents currently have more choices in the surrounding Khalifa City and Masdar City than inside every part of Zayed City. A private car remains the easiest way to handle work trips, shopping, medical appointments, and school runs.
Key Features of Zayed City
- Planned mainland district close to Zayed International Airport
- Direct entry and exit to Sweihan Road, also called the E20
- New apartments, townhouses, villas, and residential plots
- Bloom Living serves as the main private residential community
- Ownership opportunities for buyers of all nationalities in Bloom Living
- Three new schools with space for 5,360 students
- Zayed University’s Abu Dhabi campus is within the district
- Nearby shopping choices in Masdar City, Khalifa City, and Yas Island
- Parks, pools, sports areas, cycling paths, and a planned central lake
- Continued construction across later residential phases
- Access to employment zones around the airport, Masdar City, and Mussafah
- Nearby national passenger rail station in Mohamed Bin Zayed City
Bloom Living was designated as an investment zone, allowing buyers of all nationalities to purchase residential units there. ADREC also lists Zayed City, specifically Bloom Living, among Abu Dhabi’s designated investment areas.
Zayed City Location
Zayed City occupies a large mainland position south of Abu Dhabi Island. Mohamed Bin Zayed City lies toward the west; Khalifa City and Masdar City are nearby, and Zayed International Airport stands to the east.
Sweihan Road, the E20, provides the main connection for Bloom Living. The project has direct entry and exit points onto the highway, giving drivers routes toward Abu Dhabi Island, the airport district, Al Ain Road, and other mainland communities.
Drive times vary according to the starting cluster. As a general guide, residents can expect the airport to be reached in roughly 10 to 20 minutes, Yas Island in about 20 to 25 minutes, and central Abu Dhabi in around 25 to 35 minutes outside heavy traffic. Homes closer to the E20 entrance may cut several minutes from the trip.
A test drive should form part of any home search. Someone who starts work at 8:00 am should check the route during a weekday morning, then repeat it in the evening. Airport traffic, school drop-off, and road construction can change a journey that looked easy during a weekend viewing.
Who Would Enjoy the Zayed City Area?
- Airport and Aviation Employees: The location can shorten the daily trip for people working at Zayed International Airport or nearby aviation businesses.
- Families Planning for Several Years: New homes, larger floor plans, parks, schools, and planned retail work well for households that do not need every facility open on move-in day.
- Buyers of New Property: Bloom Living offers recently completed homes alongside projects scheduled for later delivery.
- International Investors: Bloom Living’s investment-zone status allows residential ownership by buyers from any nationality.
- University Staff and Students: Zayed University is within the district, while Abu Dhabi University and Masdar City institutions are nearby.
- Households With More Than One Car: Villas and townhouses generally include private parking, and the road network favors drivers.
- People Who Prefer Planned Communities: Gated clusters, newer streets, community pools, sports facilities, and landscaped paths shape the residential offer.
- Buyers Comfortable With Construction: Several phases remain active, so current residents may see cranes, delivery trucks, or unfinished plots near completed homes.
Zayed City may feel inconvenient for anyone who depends entirely on frequent public buses or wants restaurants, clinics, and grocery stores within a few minutes of every home. Those services are expanding, though availability differs from one cluster to another.
Detailed Features of Zayed City
Zayed City combines institutional buildings, educational campuses, residential plots, and private developments across a broad area. Daily conditions change by zone. A home near Zayed University may have a different road pattern and facility list from a townhouse inside Bloom Living.
Bloom Living provides the clearest picture of the district’s residential direction. Plans include interconnected parks, swimming pools, sports facilities, a clubhouse, places of worship, two international schools, and a town center with restaurants, cafes, a supermarket, a medical clinic, retail stores, and wellness services. A large lake will form the main outdoor focal point, with separate paths for walking, running, and cycling.
Not every planned facility is available at the same time. Buyers and tenants should ask which amenities have opened in their exact phase, which are shared with another phase, and which still carry future delivery dates.
Hotels Near Zayed City
Hotel supply inside the residential parts of Zayed City remains limited. Visitors normally book around Khalifa City, the airport, or Yas Island.
- Marriott Hotel Al Forsan, Abu Dhabi, is inside Al Forsan International Sports Resort in Khalifa City. It works well for family visits, business stays, and guests who want resort facilities without traveling to Abu Dhabi Island.
- Premier Inn Abu Dhabi Airport Business Park offers a convenient choice for late arrivals, early departures, and short stays near Zayed International Airport.
- W Abu Dhabi, Yas Island, overlooks Yas Marina Circuit and provides quick access to Yas Island dining and entertainment.
- Hilton Abu Dhabi Yas Island serves families who want a waterfront hotel close to the island’s theme parks.
Guests should confirm the correct residential gate before leaving the hotel. Zayed City covers a wide area, and “near the airport” does not always mean close to a particular house.
Malls Near Zayed City
The planned Bloom Living Town Center should eventually cover groceries, food, basic services, and routine errands. Until more internal retail opens, residents use shopping centers in neighboring communities.
- My City Centre Masdar handles supermarket trips, casual meals, pharmacy visits, and smaller purchases.
- Forsan Central Mall in Khalifa City gives families another nearby option for shopping and dining.
- Yas Mall provides the widest retail selection, along with cinemas, restaurants, and direct access to Ferrari World Abu Dhabi.
- Bawabat Al Sharq Mall in Baniyas works for residents traveling toward the eastern mainland districts.
- Dalma Mall is convenient for households heading toward Mussafah.
A weekly grocery run is straightforward by car. Walking to a supermarket may not be possible from every completed home yet, so prospective tenants should check the nearest open store instead of relying only on the master plan.
Parks in Zayed City
Outdoor areas form a large part of Bloom Living’s design. Interconnected parks will run through the community, reducing the need to cross major streets for every walk or playground visit.
The central lake will have marked trails for walking, jogging, and cycling. Residents will also have access to swimming pools, sports facilities, open gathering areas, amphitheaters, and Sunrise and Sunset Plazas.
Some phases have their own smaller green areas and pools. Access rules can differ, particularly when facilities belong to a gated cluster. Buyers should confirm whether a clubhouse or pool is included in the annual service charge.
From June through September, outdoor plans usually shift to early morning or evening. Shaded play areas help, but midday temperatures still limit how long children can stay outside.
Things To Do in Zayed City
- Walk or cycle along Bloom Living’s community paths as each section opens
- Use the pools, playgrounds, and sports areas attached to the residential phases
- Visit Masdar City for cafes, parks, and family events
- Spend an afternoon at Al Forsan International Sports Resort
- Shop or watch a movie at Yas Mall
- Drive to Ferrari World Abu Dhabi, SeaWorld Abu Dhabi, or Warner Bros. World Abu Dhabi
- Book a meal around Yas Bay Waterfront
- Visit the Sheikh Zayed Grand Mosque on the route toward Abu Dhabi Island
- Attend an event at Zayed University
- Explore restaurants and family facilities across Khalifa City
The district itself is still more residential than recreational. Most weekend choices currently involve a 10- to 25-minute drive, which is manageable for car-owning households but less convenient for residents who prefer to walk.
Accessibility and Transportation in Zayed City
Drivers have the easiest experience in Zayed City. The E20 gives Bloom Living a direct highway connection, while nearby routes lead toward Khalifa City, Mohamed Bin Zayed City, the airport, and Abu Dhabi Island.
Private parking is common in villas and townhouses. Apartment parking depends on the building, though newer developments generally allocate resident spaces. Guests may need to use marked street parking or shared visitor areas.
Taxis and app-based ride services operate across the district. Pickups can take longer in newly handed-over phases because drivers may not recognize every internal street or gate. Sending a live pin usually prevents delays.
Abu Dhabi Mobility manages public bus services and provides route planning through the Darbi platform. Routes, stops, and departure times may change as the district develops, so residents should check an exact address before signing a lease based on public transportation.
Metro Stations in Zayed City
Zayed City does not have an operating metro station.
Past planning material has discussed rail and metro connections for Abu Dhabi’s mainland growth areas, but residents should not treat a proposal as an available service. No daily metro commute can currently be planned from Zayed City.
A national passenger rail station has opened in nearby Mohamed Bin Zayed City ahead of the UAE passenger network’s scheduled launch on September 30, 2026. The station may improve inter-emirate travel for Zayed City residents, though the final door-to-door trip will still require a car, taxi, or connecting public transportation service.
Bus Stations Near Zayed City
Bus access depends on the exact part of the district. The airport has 24-hour A-series services, while the Mohamed Bin Zayed City Bus Station connects passengers with a broader suburban network. Stops in Khalifa City and Masdar City may also help residents living near the eastern side.
Inside newer residential phases, coverage remains less convenient than driving. The nearest usable stop may require a taxi ride or a long walk, especially during hot weather. Airport bus information and current route schedules should be checked through official transportation channels.
Do not confuse the Mohamed Bin Zayed City Bus Station with Madinat Zayed Bus Station in Al Dhafra. Similar place names can produce the wrong result in a quick search.
Key Landmarks Near Zayed City
- Zayed International Airport: Approximately 10 to 20 minutes, depending on the residential phase
- Masdar City: A short drive toward the airport side
- Khalifa City: Directly nearby
- Mohamed Bin Zayed City: Around 10 to 20 minutes from many parts of the district
- Yas Island: Roughly 20 to 25 minutes by car
- Al Forsan International Sports Resort: Around 15 to 20 minutes from Bloom Living
- Zayed University: Located within Zayed City
- Abu Dhabi University: In nearby Khalifa City
- Sheikh Zayed Grand Mosque: Commonly reached in about 20 to 30 minutes
- Central Abu Dhabi: Usually 25 to 35 minutes outside heavy traffic
These times are estimates, not fixed promises. The district covers a large territory, and a home near one entrance may save 10 minutes compared with a property deeper inside a gated phase.
Education in Zayed City
Education is one of Zayed City’s stronger features. Abu Dhabi Investment Office and ADEK opened three schools in the district for the 2024-2025 academic year. Together, they provide space for 5,360 students from kindergarten through Grade 12. The campuses cover a combined 81,000 square meters and were designed to meet Estidama standards.
Bloom Living also plans two international schools within its master development. Families considering a current move should verify opening dates and grade availability, since planned schools may not accept students immediately.
Nurseries Near Zayed City
Nursery choices are more established in Khalifa City, Masdar City, and Mohamed Bin Zayed City than in any residential section of Zayed City.
Parents can consider early-learning providers in nearby areas while waiting for additional facilities inside the district. The drive may be short, but morning queues near school entrances can add time. A nursery that appears 8 minutes away on a map may take longer during drop-off.
Before reserving a home, parents should ask the nursery about:
- Available seats for the required age group
- The first and last drop-off times
- School bus coverage for the exact phase
- Summer and holiday schedules
- Whether meals and late pickup carry separate charges
ADEK provides official nursery and school information through its education platforms.
Primary and High Schools Near Zayed City
Families have access to several curriculum choices within Zayed City and neighboring Khalifa City.
- The Zayed City Schools Project added three campuses for students from kindergarten through Grade 12.
- Raha International School, Khalifa City Campus, provides an International Baccalaureate education.
- Yasmina British Academy follows the English National Curriculum from the early years through the senior grades.
- GEMS American Academy Abu Dhabi offers an American curriculum, Advanced Placement courses, and the IB Diploma Program.
- Canadian International School Abu Dhabi follows the Alberta curriculum from kindergarten through Grade 12.
School bus availability should be confirmed before signing a tenancy agreement. Some operators may serve one Bloom Living phase but not another newly completed cluster.
Universities in Zayed City
- Zayed University has its Abu Dhabi campus in the district, close to Al Khaleej Al Arabi Street.
- Abu Dhabi University operates its main campus in nearby Khalifa City.
- Mohamed bin Zayed University of Artificial Intelligence is based in Masdar City.
- Khalifa University’s Masdar City Campus provides another nearby higher education and research destination.
This university cluster may suit faculty members, administrative staff, postgraduate students, and families with older children. Housing inside Zayed City can reduce the trip compared with living on Abu Dhabi Island.
Healthcare Facilities Near Zayed City
Bloom Living’s Town Center plans include a medical clinic and wellness center. Until all internal services open, residents use hospitals and clinics in Khalifa City, Mohamed Bin Zayed City, Masdar City, and other nearby districts.
- NMC Royal Hospital, Mohamed Bin Zayed City, provides medical and surgical departments along with 24-hour emergency care.
- Burjeel Medical City in Mohamed Bin Zayed City handles specialist, surgical, and complex treatment.
- SEHA Clinics Al Mafraq provides another option for scheduled and routine care.
- Clinics and pharmacies in Khalifa City and Masdar City cover many everyday consultations and prescriptions.
Households with children or older relatives should drive to their preferred hospital during the home-search stage. That trip gives a more useful result than an online distance estimate, particularly if the route crosses school traffic or current roadwork.
Properties in Zayed City
Zayed City’s private property market currently centers on Bloom Living. The gated development spans 2.2 million square meters and will contain more than 4,500 homes. Buyers can choose from studios and one- to three-bedroom apartments, two- and three-bedroom townhouses, and villas with as many as six bedrooms.
The major phases include:
- Cordoba: The first phase, with townhouses and villas. Handover began ahead of schedule in 2024.
- Toledo: Two- and three-bedroom townhouses plus three- to five-bedroom villas.
- Casares: A townhouse phase offering two- and three-bedroom layouts.
- Granada and Granada 2: Apartment communities with studios and one-, two-, and three-bedroom homes.
- Seville: Townhouses and villas, including larger family layouts.
- Olvera: Two- and three-bedroom townhouses.
- Almeria: Three- to six-bedroom villas, including homes near the planned lake.
- Carmona: Two- and three-bedroom townhouses.
- Malaga and Marbella: Later additions with new villa and townhouse choices.
Completed and off-plan properties appear in the same search results, so buyers need to check the status carefully. A listing may represent a ready home, an assignment sale, or a unit with several construction payments remaining.
As of July 2026, apartment asking prices in Bloom Living start at roughly AED 700,000, while one-bedroom listings commonly begin near AED 1 million. Villas appear across a far wider range, with many current listings between approximately AED 2.2 million and AED 9 million. Townhouse rents are commonly advertised from about AED 145,000 to AED 240,000 per year, while villa rents can extend beyond that range. These are asking prices, not recorded transaction values.
Before purchasing, check:
- The handover certificate and current construction status
- Remaining installments owed to the developer
- Annual service charges
- The view from the completed home, not only the brochure image
- Distance from the phase entrance
- Pool, clubhouse, and park access
- Parking allocation
- Defect inspection records
- Whether the nearby land will remain open or receive another building
Future Plans for Zayed City
Zayed City will continue changing as housing, education, transportation, and commercial projects move forward. That growth offers opportunities, but it also means today’s conditions may look different within 2 or 3 years.
Bloom Living’s later phases will add more townhouses, villas, and apartments through 2027 and 2028. Its completed master plan calls for a town center, supermarket, restaurants, cafes, retail stores, a clinic, a wellness center, schools, places of worship, parks, pools, sports facilities, and a large lake.
Transportation may improve as well. Mohamed Bin Zayed City Passenger Train Station was inaugurated in June 2026, and the national passenger network is scheduled to begin service on September 30, 2026. Zayed City residents will need a local connection to the station, but its arrival could make trips to Dubai and other emirates easier.
Three major schools have already opened, adding 5,360 student places. More educational facilities are planned within residential communities. This should reduce dependence on school trips to Khalifa City as the district fills out.
Anyone buying beside an empty plot should request the surrounding land-use plan. An open desert view can disappear once another phase, such as a school, road, or commercial building, begins construction.
