Choosing between them requires more than looking at a developer logo. Location, delivery history, master-plan quality, unit supply, service charges, payment structure and resale demand can change the outcome of a purchase.
The market itself has become much larger. Abu Dhabi recorded AED 117 billion in real estate transactions during H1 2026, while buyers from 116 nationalities participated as non-resident investors. That gives buyers far more projects to compare, but also makes developer selection more important. The property developers in Abu Dhabi listed below do not compete for exactly the same buyer. Aldar spans several segments, for example, while companies such as Taraf and Ohana focus more sharply on premium and branded housing.

The regulator reported 50 approved investment zones across Abu Dhabi by H1 2026, after eight more zones were added during the period. Buyers therefore have a broader geographical choice than before, including established islands and newer master-planned districts.
Aldar remains the most extensive name on this Abu Dhabi developers list, especially when a buyer wants to compare several districts and property formats rather than focus on one tower or community.
Aldar Properties Abu Dhabi has developed some of the emirate’s most established residential destinations. Its reach includes Yas Island, Saadiyat Island, Al Raha Beach and newer projects on Fahid Island and in the Al Ghadeer corridor.
The company also continues to expand. In 2026, Aldar announced new communities covering more than 20 million square meters through a partnership with the Department of Municipalities and Transport.
Current and recent projects include The Canopies at Yas Point, Yas Park Place, The Orchids at Yas Acres, Sama Yas, Fahid Beach Residences and Baccarat Residences Saadiyat.
Current new-project inventory shows The Canopies launching from about AED 1.65 million and Yas Park Place from around AED 1.39 million. At the opposite end, Baccarat Residences entered the market from approximately AED 16 million. These are project launch references rather than fixed market prices.
Yas Island and Saadiyat Island remain central to Aldar’s portfolio, while Fahid Island and Al Ghadeer widen its reach. The company also has exposure to established residential communities outside the prime-island segment.
Buyers can find studios, larger apartments, townhouses, family villas, plots, penthouses and ultra-premium residences. That range is one reason Aldar frequently leads comparisons of the biggest property developers in Abu Dhabi.
Aldar works particularly well when you want several budgets, locations and property formats from one developer. Families can compare villas and townhouses, while investors can examine both high-volume apartment communities and limited premium stock.
Modon has become one of the top real estate developers in Abu Dhabi for buyers following the expansion of Hudayriyat Island.
Modon Abu Dhabi operates at a master-plan scale rather than concentrating on individual residential towers. Hudayriyat is the clearest example, with housing integrated with beaches, sports facilities, leisure infrastructure and large public spaces.

Hudayriyat Island is Modon’s defining Abu Dhabi address. Its scale gives the developer room to create separate neighborhoods rather than one homogeneous residential product.

Modon deserves attention from buyers who prioritize large plots, newer communities, outdoor facilities and long-term master-plan development over central high-rise living.
Bloom is one of the reliable developers in Abu Dhabi for buyers who prefer family communities with schools, shared facilities and several home types.
Bloom Holding Abu Dhabi has projects across Zayed City and Saadiyat Island. Bloom Living has become its flagship large residential community, while Park View and other developments provide apartment options closer to Abu Dhabi’s established island districts.
Bloom Living includes Cordoba, Toledo, Casares, Granada, Carmona, Marbella and the 2026 final release, Alhambra. Alhambra brought studios, larger apartments, townhouses and a small number of penthouses to the project.
Its 2026 starting price was AED 865,000 for selected units. The wider Bloom Living project contains more than 4,000 planned homes.
Zayed City carries most of Bloom’s family-community offering. Saadiyat Island adds a different profile through apartment and hospitality-linked developments.
Apartments, townhouses and villas make Bloom easier to compare across different household sizes.
Families who want more space without entering the highest-priced island villa segment should examine Bloom closely. Buyers planning to live in the property may also value the community format more than a stand-alone tower.
IMKAN takes a more design-led route than many large Abu Dhabi real estate developers, with projects that use architecture and location as central parts of the product.
IMKAN Properties Abu Dhabi has built its local portfolio around Makers District on Al Reem Island, Al Jurf near Ghantoot and selected high-end developments on Saadiyat.
Pixel and Makers District established IMKAN’s Al Reem presence. Current inventory includes Sunstone Residences and The Artery Residences, while AlJurf continues to provide a lower-density coastal proposition.
Sunstone Residences entered current project listings from around AED 2.2 million. Buyers should compare current availability rather than rely on the original launch figure because remaining unit types can change the price range.
Al Reem Island, Ghantoot and Saadiyat give IMKAN three very different settings: city apartment living, coastal low-density housing and prime-island luxury.
The portfolio includes apartments, villas, residences and mixed-use components.
IMKAN often suits buyers who care about the actual character of a development and do not want a conventional tower product. Al Jurf can appeal to buyers seeking more privacy, while Makers District works better for urban apartment demand.

Price-conscious buyers and investors who want payment-plan inventory may place Reportage higher on their shortlist than buyers hunting for a low-density ultra-luxury community.
Eagle Hills deserves a place among the larger real estate companies in Abu Dhabi because of its work on Ramhan Island, a waterfront destination off Abu Dhabi’s northeastern coast.
