Driven’s Lina & Kia Close Landmark AED 282M Bulgari Lighthouse Deal
Updated: Jun 19, 2025, 09:36 AM
Driven | Forbes Global Properties successfully facilitated the sale of the final two penthouses at the Bulgari Lighthouse in Jumeirah Bay for a total of AED 282 million ($77 million), considered to be among the most expensive apartments in Dubai in 2025. Lina Alloa and Kianoush Darban, also known as The Private Collection, brokered the monumental sale.
The Lina Alloa-Kianoush Darban record deal reinforced the emirate’s status as one of the strongest and most resilient high-end residential markets globally.
The first sale was an 11,657 sq. ft., 5-bedroom penthouse sold for AED 146.6 million ($40 million). Meanwhile, the second sale achieved AED 136.25 million. These two transactions were among the city’s highest-value apartment sales recorded in the first half of 2025.
Lina Alloa and Kianoush Darban—The Private Collection—brokered the sale. The duo is well known in the Dubai market for setting several records, specifically in the Jumeirah Bay Island area. Previously, they’ve brokered properties with the highest price per sq. ft. to the area's most expensive villas.
In a statement, Allaoa remarked on Dubai's attractiveness to international clients. “Dubai offers our international clients two things they value most: a secure place to allocate their capital and an unbeatable way of life. Bulgari Lighthouse unites those advantages in a single address, blending sound investment with everyday opulence.”
Darban, on the other hand, spoke of Bulgari Lighthouse’s strategic advantage. “Scarcity drives value. With fewer than 40 residences in the tower and amenities that rival a private resort, Lighthouse is arguably the most coveted address in Dubai.”
The duo’s success reflected the status of the wider market. In April alone, Dubai recorded AED 62.4 billion in real estate transactions—a 95% year-on-year increase. This was largely fueled by market demand for prime waterfront properties.
According to industry analysts, more major deals will continue to set new benchmarks in the Dubai luxury apartment market in 2025, driven by sustained demand and limited supply of luxury residences.
Bulgari Lighthouse in Jumeirah Bay Island is a 28-story residential building developed by Meraas Holding. The project offers luxury 4- and 5-bedroom penthouses and the Bulgari Sky Villa in Dubai. Designed by Antonio Citterio and Patricia Viel of ACPV Architects, the building reflects Bulgari’s values of craftsmanship, thoughtful precision, and timeless elegance.
Jumeirah Bay Island is the favored address for Dubai's most discerning residents. This remote retreat is well-connected to the city. The island is shaped like a seahorse and is home to Bulgari hotels, lush gardens, private beaches, and luxurious homes.
