A Review of the Best Online Property Valuation Tools in Dubai

With the Dubai real estate market marching ever higher, it pays for prospective sellers and curious homeowners to keep tabs on the market value of their property. Having a good sense of how much one’s property is worth makes the all-important listing price decision much easier.
In our series on property valuation, we detailed four ways to uncover how much your Dubai property is worth. The different methods include: comparative market analysis (CMA), appraisals, government data, simply talking to local residents, and online valuation tools.
In this blog, I’ll review the four best property valuation tools available in the Dubai market that you can use to get an estimate of your property’s market value.
I tested four online tools on 11 June, 2025 and made my best effort to search for the same criteria-- a 3 bedroom, 3 bathroom 2,507 sqft. (built-up space) townhouse in Mira 3. The Mira 3 neighborhood is southeast of Arabian Ranches off of Al Qudra Rd (Umm Suqeim St.). Although I excluded the unit number in most cases, the property also has standard fixtures and is a single row property with a clear view of the Al Qudra desert.

The Driven Properties instant property valuation tool, powered by Property Monitor is one of the most powerful valuation tools in the Dubai real estate market. The technology, known as an automated valuation model (AVM), provides its estimates by analyzing Dubai Land Department (DLD) real estate data using proprietary statistical models.
The simple interface allowed me to quickly search and find the Mira 3 property I was looking for. It also gave me flexibility to enter specific details about the property, such as view type, the upgrade level of fixtures, and more. I could have just left these details blank, but I spent a few extra seconds to add as much detail as possible in an effort to get the most accurate estimate.
For me, the entire process took about three minutes.
After I received the valuation estimate and report, the tool gave me the option to sign up for monthly updates of my property’s value, which would be sent via email. I opted into this feature and am eager to see how the property’s value trends over time.

Bayut is a respected property search platform in the Dubai market. Its TruEstimate (TM) tool provides a data-backed, AI-powered solution to provide users with property valuation and rental yield estimates.
The interface is very nice and allows property search by location name & unit number, title deed, Oqood number (i.e. the online system to register off-plan property), and DEWA number (i.e. power/water). The tool also allowed me a moderate level of customization including property views, upgrades, and furnishings.

Property Finder is another respected name in Dubai property search. According to the website, its DataGuru Home Value Estimator tool uses predictive modeling derived from sales prices, rental prices, and market trends to provide property valuation estimates.
The tool was easy to use and its results simple to understand without inundating me with unnecessary information, although I would have preferred slightly more detail. It took me about 4 minutes to get my estimated value.

Powered by machine learning, YallaValue assesses Dubai Land Department (DLD) data and states that it scrubs and removes outliers when computing its estimates.
The interface was clean and modern, and I had my estimate in about 6 minutes. It would have been faster if I was able to find my property in the search easily, but the neighborhood “Mira 3,” the name by which the area is commonly called, didn’t exist in their search results. I had to try searching “Yelayiss,” and “Reem,” the latter of which showed a search result.
The tool provided me with a free property valuation estimate and a fairly detailed summarized report, showing several hundred recent sales. I did some other searches separately that had “low confidence” search results and was offered by the platform to pay 1,500 AED to upgrade to “Very high confidence,” which I didn’t.

Using an online valuation tool is a great way to get an understanding of the real estate market. Choose the tool that best fits your needs. It’s important to remember that an online property valuation is a good starting point, but should be supplemented by speaking to a real estate broker or appraiser if you are seriously considering selling or buying property.
