Emaar Receives Boost in Credit Rating from S&P and Moody’s

Two of the biggest rating agencies in the world, Moody’s and S&P Global, just acknowledged the strong financial position and revenue visibility of Emaar Properties, one of the top real estate developers in Dubai. By upgrading the firm’s long-term issuer credit ratings, the entities have highlighted Emaar as a financially resilient choice and have also reinforced its position as a strategically agile market leader in the Dubai real estate investment realm.
In detail, S&P Global Ratings upgraded its long-term issuer credit rating from BBB to BBB+, with a stable outlook. In light of this new Emaar S&P rating, the developer is marked as a low-risk investment and a leading performer in the industry, offering clear visibility for a continuous and steady flow in terms of future revenue.
Similarly, Moody’s rating upgrade to Baa1 from Baa2 was accompanied by a stable outlook. This more in turn, makes Emaar’s debt instruments more attractive for investors and results in a high probability of lower interest rates when borrowing for Emaar.
These renewed ratings also apply to Emaar’s senior unsecured debt.
These upgrades were a direct effect of Emaar’s record-high backlog of AED 110 billion, roughly $29.9 billion, set in December 2024, as well as the healthy pre-sales in the UAE of AED 65.4 billion, roughly $17.8 billion, during 2024. In addition to Emaar’s pre-sales record in 2024, the decision was driven by the net cash position, low leverage, and strong adjusted EBITDA margins.
Meanwhile, Moody’s drew attention to a significant reduction in adjusted debt of Emaar between 2020 and March 2025, and the drop in debt-to-equity ratio over the same duration.
